TL;DR

Twelve construction management platforms run hard in the Australian market in 2026. Built Simple wins on price, owner-builder support and mobile-first simplicity. Buildxact wins on residential takeoff depth. Procore wins on big-commercial scale. Simpro and Aroflo dominate for service trades. Pick by company size, whether you live on a phone or at a desk, and whether you need Xero sync today. Full comparison, AUD pricing and a “if you’re X pick Y” matrix below.

The 12 platforms at a glance

This list is built for Australian builders, tradies and owner-builders shopping in 2026. Every price is in AUD and reflects publicly listed plans at time of writing. Where vendors don’t publish prices we’ve used the AU partner-network indicative range. Always confirm direct with the vendor — pricing moves.

12Tools compared head-to-head
Tool From (AUD/mo) Best for Mobile vs desktop AU-built?
Built Simple $0 free / $39 owner-builder / $79 tradie Owner-builders, tradies, small-to-mid builders Mobile-first Yes (Melbourne)
Buildxact ~$199 Custom home builders with deep takeoff Desktop-first Yes (Melbourne)
Buildertrend Custom quote Mid-large residential / remodel builders Both, desktop-leaning No (US)
Procore ~$1,500+ (quote) Commercial & civil contractors Both, enterprise No (US, AU office)
Simpro ~$130 per user Service trades, maintenance, plumbing/elec Both, field-strong Yes (Brisbane)
Tradify ~$49 per user Sole tradies, quoting + invoicing Mobile-first NZ (AU strong)
Fergus ~$45 per user Plumbing / HVAC service businesses Both NZ
JobTread ~$330 (flat, unlimited users) US-style custom builders Both, desktop-leaning No (US)
CoConstruct Merged into Buildertrend Legacy CoConstruct customers No
Contractor Foreman ~$75 Smallest US-style budget option Both No (US)
Knowify ~$220 Commercial trades who need QuickBooks sync Both, desktop-strong No (US)
Aroflo ~$120 per user Field-service trades, asset maintenance Both, field-strong Yes (Melbourne)

Three quick reads of the table:

  • Price spread is enormous. $0 to $1,500+ a month. Most builders overpay by $1,000+/yr because they buy the brand they’ve heard of, not the brand that fits.
  • Per-user vs flat pricing matters. Tradify and Simpro look cheap until you add five users. JobTread and Built Simple are flat.
  • Half the list isn’t Australian. That’s fine until you hit BAS, GST line items, or AU subbie payment schedules. Test those before you commit.

1. Built Simple

From $0/mo (Freemium) – $39/mo Home Projects – $79/mo Tradie – $199/mo Builder – $399/mo Pro – Melbourne-built, mobile-first.

Built Simple is the only platform on this list with a tier for every audience: a free Freemium plan for trial, a $39/mo Home Projects tier purpose-built for owner-builders, then $79, $199 and $399/mo plans that scale to mid-size builders. Everything is flat-fee — not per user — so a five-person crew on Tradie pays $79/mo total, not $395.

Strengths

  • Owner-builder tier nobody else has. Home Projects at $39/mo is the only purpose-built plan in this category in Australia.
  • Mobile-first design. Same app on phone, tablet and desktop. Quote, schedule, log defects with photos from the back of the ute.
  • 50+ free trade calculators included. Concrete, framing, brick, mortar, retaining walls, R-value, truss spacing. Free to use without signing in.
  • Weather-aware scheduling. Forecasts surface against your timeline so you can reshuffle before the rain hits.

Weaknesses

  • No Xero or MYOB sync. On roadmap, not shipped. If your bookkeeper insists on a sync, today’s answer is “not yet.”
  • Deep PDF takeoff is lighter than Buildxact. Estimating works for typical small-build scopes; if takeoff is 80% of your week, Buildxact is more purpose-built.

Compare more directly: vs Buildxact | vs Buildertrend | vs Tradify | vs Simpro | vs Procore.

2. Buildxact

From ~$199/mo (Entry) up to ~$349/mo (Teams) – Melbourne-built, desktop-first.

Buildxact has earned its reputation since 2014 as the AU residential builder’s go-to for estimating and takeoff. They have the deepest PDF takeoff tooling in the Australian market and the longest list of supplier price feeds.

Strengths

  • Best-in-class AU takeoff. Click to measure off PDF plans, pull material lists, push to a quote.
  • Supplier price feeds. Direct integrations with several Aussie building supply chains.
  • Xero integration. Two-way sync if your bookkeeper lives in Xero.

Weaknesses

  • Cost-prohibitive for tradies and owner-builders. Entry tier is roughly $199/mo — too much for a single-project owner-builder.
  • Desktop-first mobile experience. Functional on phone, but designed for a desk.

If estimating depth is your top-3 buying factor, Buildxact wins. Otherwise see our side-by-side comparison.

3. Buildertrend

Custom quote only since 2026 (historically ~US$499/mo Core, ~$799/mo Pro) – US-built, AU customers via partner network.

Buildertrend (now also home to CoConstruct customers after the 2021 merger) is the mature mid-large residential and remodelling platform. Its client portal is one of the strongest in the category.

Strengths

  • Client portal. Homeowners log in to approve selections, view photos, sign change orders.
  • Mature feature set. Daily logs, scheduling, change orders, warranty tracking, selections.
  • Strong remodel workflow. If you do high-end residential remodels, this fits.

Weaknesses

  • Expensive entry. Custom-quoted pricing that historically started ~US$499/mo is steep for crews under 10.
  • US-centric workflows. Some terminology and forms feel American. AU GST and progress claims need workarounds.

See Buildertrend alternative for AU builders.

4. Procore

Custom-quoted, typically ~$1,500+/mo entry – US-built, dedicated AU office in Sydney.

Procore is the enterprise standard for commercial and civil construction worldwide. If you’re managing $10M+ projects with RFIs, submittals, drawings revisions and head-contractor accountability, this is the tool the industry runs on.

Strengths

  • Drawings + RFIs + submittals at scale. Built for head contractors, not builders.
  • Mature AU presence. Local support, AU references, AU compliance overlays.
  • Ecosystem. Hundreds of integrations.

Weaknesses

  • Massive overkill for SMB. A 5-person tradie crew will use 5% of the feature set.
  • Quote-only pricing, custom contracts. No way to “just try it.”

If you’re not a commercial head contractor, see Procore alternative for AU SMBs.

5. Simpro

From ~$130/user/mo (per-user) – Brisbane-built, field-service strong.

Simpro is the AU-built giant of the service-trade world. Plumbers, electricians, HVAC, fire-protection, security and maintenance contractors lean on it for service contracts, asset registers, recurring scheduled jobs and field-tech dispatch.

Strengths

  • Service contracts & asset registers. Best-in-class for recurring maintenance work.
  • Field-tech dispatch. Strong on-the-tools mobile experience for field service.
  • Aussie-built. Understands AU compliance, GST, BAS workflows.

Weaknesses

  • Per-user pricing scales fast. Ten field techs at ~$130/user/mo is $1,300/mo.
  • Overweight for project-builders. If you’re a residential builder not a service trade, Simpro’s structure won’t match your workflow.

If you’re building, not servicing, see Simpro alternative for project work.

6. Tradify

From ~$49/user/mo – NZ-built, big AU footprint, mobile-first.

Tradify is the sole-trader and small-crew favourite. Quoting, invoicing and a quick job-card flow on mobile — that’s what it does brilliantly.

Strengths

  • Beautiful mobile experience. Genuinely designed for the back of a ute.
  • Fast quoting. Sole traders can ship a quote in two minutes.
  • Xero, MYOB, QuickBooks sync. All three accounting platforms covered.

Weaknesses

  • Per-user pricing. Five users = ~$245/mo, suddenly less cheap.
  • Light on multi-stage project management. If you’re running a 6-month build with dependencies, Tradify wasn’t built for that.

See Tradify alternative when you outgrow it.

7. Fergus

From ~$45/user/mo – NZ-built, popular with plumbing & HVAC.

Fergus is the plumbing world’s quiet favourite. The status-board view of jobs (priced, to invoice, paid) is one of the most intuitive in any trade tool.

Strengths

  • Status-board UX. Visual job stages — quoted, scheduled, in progress, completed, invoiced.
  • Strong accounting integrations. Xero and MYOB.
  • Health-and-safety module. Helpful for AS/NZS-aligned trades.

Weaknesses

  • Per-user pricing. Adds up for bigger teams.
  • NZ-centric defaults. AU-specific compliance items need configuring.

See Fergus alternative for AU plumbers.

8. JobTread

From ~$330/mo flat (unlimited users) – US-built, growing AU adoption.

JobTread has built a strong reputation in the US custom-builder market, partly because of its flat-fee unlimited-user model. If you’ve got a 12-person team, that’s $330 vs $580 (Tradify ×12).

Strengths

  • Flat-fee, unlimited users. Predictable cost as you grow.
  • Strong custom-builder workflow. Selections, change orders, client view.
  • Templates marketplace. Community-shared templates speed onboarding.

Weaknesses

  • US-centric. AU GST, progress claims, BAS not natively handled.
  • No dedicated AU support. Time zones can sting.

See JobTread alternative built for Australia.

9. CoConstruct

Merged into Buildertrend (2021). Existing customers continue; new sign-ups directed to Buildertrend.

Worth knowing because it still appears in Google searches. CoConstruct was a beloved tool for residential custom builders before the merger. Today, if you Google “CoConstruct AU pricing” you’ll land on Buildertrend. Existing accounts get continued support but new buyers should evaluate Buildertrend directly.

Strengths

  • Mature selections workflow (now in Buildertrend).

Weaknesses

  • Discontinued for new buyers. Pick Buildertrend or a different alternative.

See Buildertrend / CoConstruct alternative.

10. Contractor Foreman

From ~$75/mo Basic – US-built, sometimes the lowest sticker price.

Contractor Foreman pitches itself as the budget all-in-one. Project management, time tracking, daily logs, safety, invoicing — bundled.

Strengths

  • Cheap entry sticker. Roughly $75/mo for the Basic plan.
  • Broad feature surface. Tries to do everything.

Weaknesses

  • US-centric and feels it. AU users routinely complain about workflow misfit.
  • “Jack of all trades” UX. Wide surface, shallow depth.

11. Knowify

From ~$220/mo – US-built, deep QuickBooks integration.

Knowify is the choice for commercial trades — particularly subcontractors — who need a tight two-way QuickBooks sync and AIA-style progress billing.

Strengths

  • Deep QuickBooks integration. Two-way sync done well.
  • AIA-style progress billing. US-format, but the underlying maths translates.

Weaknesses

  • QuickBooks-centric. If you’re on Xero or MYOB, much of the value evaporates.
  • US workflow defaults. AU progress claims and retentions need workarounds.

12. Aroflo

From ~$120/user/mo – Melbourne-built, field-service specialist.

Aroflo is the other Australian-built field-service heavyweight alongside Simpro. See our full AroFlo alternative comparison for builders. Service trades — particularly maintenance, plumbing, electrical and refrigeration — who want strong field-tech tooling and AU compliance get good value here.

Strengths

  • Aussie-built field-service depth. Asset management, scheduled maintenance, compliance.
  • Strong forms & checklists. Test-and-tag, gas-fitter sign-offs, SWMS integration.
  • Local support, AU compliance defaults.

Weaknesses

  • Per-user pricing. Scales fast for bigger field-tech teams.
  • Built for service, not project builds. If you’re a residential builder, the structure won’t fit.

AU compliance: NCC 2025, AS 1684, SWMS — what each tool actually helps with

Compliance is the place where US-built tools get exposed. Australian builders are bound by the National Construction Code (NCC) 2025, AS 1684 for residential timber framing, the relevant state OHS / WHS acts, and a stack of trade-specific standards. Software won’t make you compliant on its own — that’s still you and your supervisors — but the right tool removes friction.

Tool SWMS / JSA templates NCC 2025 awareness AS 1684 timber awareness AU progress claims
Built Simple OHS module on roadmap (Builder+ add-on) Calculators reference AU standards Yes — truss spacing, R-value, framing calcs Yes
Buildxact Limited Yes — AU defaults Indirect via takeoff Yes
Buildertrend Generic forms US defaults No Workaround
Procore Strong (enterprise) AU overlays available Indirect Yes (commercial)
Simpro Strong AU defaults N/A (service) Yes
Tradify Light AU defaults No Yes
Fergus Health & safety module NZ-leaning No Yes
JobTread US forms US defaults No Workaround
Contractor Foreman US safety bundle US defaults No Workaround
Knowify Limited US defaults No Workaround
Aroflo Strong AU defaults N/A (service) Yes

Plain English: if your day-to-day involves writing SWMS, referencing the NCC for energy-efficiency provisions or sizing AS 1684-compliant timber, an Australian-built tool will save you re-typing and translating. US tools will work — your accountant or admin person will just adapt them.

Mobile-first vs desktop-first: why it matters more than the feature list

This is the single most overlooked filter when shopping. The question isn’t “does the tool have a mobile app?” — they all do. The question is “was the tool designed on mobile or retrofitted to it?”

  • Designed mobile-first: Built Simple, Tradify. The phone view is the primary view. Buttons are big, flows are linear, screens load fast on a 4G site.
  • Both, with parity: Simpro, Aroflo, Fergus. Field-service heritage means the phone is genuinely usable.
  • Desktop-first with a mobile companion: Buildxact, Buildertrend, JobTread, Knowify, Contractor Foreman. The phone app gives you read-only or partial access; the real work happens at a desk.
  • Enterprise, both, neither shines: Procore. Big and capable everywhere, but you’ll spend most of your time on a desktop or tablet.

If your foreman lives in his ute and your supervisor is on a site walk every afternoon, mobile-first wins. If your operations manager runs the program from an office, desktop-first is fine.

The owner-builder gap — and why Built Simple plugged it

Most construction management software is priced for builders running 5+ projects. That leaves owner-builders — Australians managing one big build of their own — paying $199-$499/mo for software they only need for 12-18 months.

Built Simple’s Home Projects tier at $39/mo is the only tier on this list specifically priced for a single-project owner-builder. It includes:

  • Full scheduling with weather forecast overlay
  • Defects with photo capture (critical for handover with trades)
  • Document storage for plans, permits, certificates
  • The full 50+ calculator suite for site decisions
  • Trade Discount QR card for owner-builder rates at supply yards

If you’re an owner-builder, there’s no comparable product on this list at this price.

How to choose: a 6-question filter

Skip the feature-list rabbit hole. These six questions will get you to the right pick in under fifteen minutes.

  1. Are you a builder or a service trade? Service trades (plumbing, HVAC, electrical, maintenance) lean Simpro / Aroflo / Fergus / Tradify. Builders lean Built Simple / Buildxact / Buildertrend / Procore.
  2. How many projects do you run at once? 1 = Built Simple Home Projects. 1-5 = Built Simple Tradie / Builder. 5-20 = Buildxact, Buildertrend or Built Simple Pro. 20+ commercial = Procore.
  3. Do you live on a phone or at a desk? Phone-first → Built Simple, Tradify. Desk-first → Buildxact, Buildertrend.
  4. Is Xero / MYOB sync a hard requirement today? Yes → Buildxact, Tradify, Simpro, Fergus, Aroflo. No or “later” → Built Simple in play.
  5. Is takeoff your daily work? Yes → Buildxact. No → Built Simple covers the basics.
  6. What’s your monthly budget? $0-$50 → Built Simple Freemium or Home Projects. $50-$100 → Built Simple Tradie or Tradify. $100-$250 → Built Simple Builder, Aroflo, Knowify, Buildxact. $250+ → Buildertrend, JobTread, Procore.

What the comparison doesn’t tell you

Three things no feature table captures.

Support quality varies wildly

The advertised plan says “email support” or “phone support” — what that actually means in lived experience is different per vendor. AU-built tools (Built Simple, Buildxact, Simpro, Aroflo) generally answer faster and during AU business hours. US tools mean overnight tickets and “we’ll get back to you in 24 hours.”

Setup time is a real cost

Procore takes weeks to roll out. Buildxact takes a fortnight to learn well. Built Simple, Tradify and Fergus typically get a small team running inside an hour. If you’re billing yourself out at $150/hr, twenty hours of setup is $3,000 — bigger than your first year of software in some cases.

Migrating off is hard

Once your team is in a tool with 6 months of project history, switching is painful. Test before you commit. Use the free trials. Build one real project end-to-end before signing an annual contract.

Frequently asked questions

What is the cheapest construction management software in Australia?

Built Simple Freemium at $0/mo is the cheapest option that still gives you a real product (1 project, 1 estimate, 1 user, calculators, basic scheduling). For paid plans, Built Simple Home Projects at $39/mo (owner-builders) or Tradie at $79/mo (unlimited projects, up to 5 crew, flat-fee) are the cheapest serious project-management plans on the AU market in 2026.

Which construction software is best for Australian owner-builders?

Built Simple Home Projects at $39/mo is the only tier on the AU market designed specifically for owner-builders managing a single project. Buildxact, Buildertrend and Procore don’t have an equivalent. Tradify and Simpro are built around trades, not owner-managed builds.

Does construction software help with NCC 2025 compliance?

Indirectly. No tool makes you compliant — that’s still you and your certifier. But AU-built tools (Built Simple, Buildxact, Simpro, Aroflo) ship with AU defaults, AS-standard-aware calculators and progress-claim formats that match AU practice. US-built tools (Buildertrend, JobTread, Knowify, Contractor Foreman) work but require workarounds for SWMS, BAS line items and AU progress claims.

Do any of these integrate with Xero or MYOB?

Buildxact, Tradify, Simpro, Fergus and Aroflo all integrate with Xero. Most also support MYOB. Built Simple does not currently integrate with Xero or MYOB — that’s on the roadmap. Buildertrend and JobTread are US-built and either don’t sync to AU accounting or require third-party tooling.

Mobile-first or desktop-first — which should I pick?

Pick mobile-first (Built Simple, Tradify) if your team works on site more than in an office, your supervisors live in their utes, and most of your day-to-day actions are quick photo captures, schedule reshuffles and defect logs. Pick desktop-first (Buildxact, Buildertrend) if a dedicated estimator/admin runs the program from a desk and field staff only need read-only access.

Is it worth paying for Procore as a small AU builder?

Almost never. Procore is built for commercial head-contractors managing $10M+ projects with RFIs, submittals and drawings revision control. A 5-person tradie crew or a small residential builder will use ~5% of the features and pay roughly 10× the cost. Pick Built Simple, Buildxact or Buildertrend instead. See our Procore alternative for AU SMBs.

Bottom line

The “best” construction management software in Australia for 2026 depends entirely on the shape of your business. To save you scrolling:

  • Owner-builder: Built Simple Home Projects at $39/mo. Nothing else competes at this tier.
  • Solo tradie or small crew (1-10 people): Built Simple Tradie ($79/mo flat) or Tradify (per-user) if quoting is your bottleneck.
  • Small-to-mid residential builder (1-4 builds/year): Built Simple Builder $199/mo or Buildxact ~$199/mo (pick Buildxact if takeoff is your daily work).
  • Mid-large residential / remodel builder: Buildertrend (custom quote) or Built Simple Pro $399/mo.
  • Commercial / civil head contractor: Procore.
  • Service trade (plumbing, HVAC, electrical, maintenance): Simpro or Aroflo.

If you’re not sure, start with the free options. Built Simple’s Freemium tier and Tradify’s free trial let you build one real project end-to-end before you put a credit card down. That’s the test that beats any comparison article — including this one.
